Head over to Irthlingborough and you’ll find a powerhouse of property professionals who are as warm and welcoming as they are knowledgeable and experienced. Meet the women behind Bywater Herring Estate Agents and Blue Moon Mortgages, two independent, family-run businesses working side-by-side to support people through one of life’s biggest journeys - buying and selling a property.

With Karen and her daughter Sarah at the helm of Bywater Herring, and Sue and her daughter Rachel leading Blue Moon Mortgages, this six-strong all-female team is the definition of girl power. Each of them brings heart, compassion and confidence to the table, and their clients love them for it!

After two decades in business, and twelve years proudly based on Irthlingborough High Street, seven as Blue Moon Mortgages and five as Bywater Herring Estate Agents, we have created a safe, supportive, and professional environment where people feel listened to, cared for, and guided every step of the way.

We are all passionate about property and for us it’s not about the sale, it’s about helping people. We want our customers to feel looked after and confident in the decisions they’re making. It’s a huge life moment, and we’re with them the whole way.

Lettings, valuations, sales, mortgages, and more – we offer the full package, all under one roof, and because everything is done in-house, the process is streamlined, quick, and efficient. Whether you’re buying, selling, letting or in need of mortgage advice and support our team makes it a simple, speedy, and friendly service!

Our caring approach is evident in everything we do - from navigating the emotional ups and downs of house moves, lettings, and rentals to discussing mortgages and financial planning. We bring empathy, honesty, and genuine friendship to every appointment, and we are a friendly listening ear who will make things less stressful!

We are a team of experienced, strong, capable women and we’re not afraid to be assertive when needed, especially when it comes to fighting our customers’ corner which can sometimes be needed in the fast-moving world of property and finance! Our approach blends professionalism with personality, and we’ve built a reputation for delivering exceptional service with a genuine human touch.

Being fully independent means we can take the time to get to know our clients, without being tied to corporate targets or pushy sales tactics. We’re governed by integrity, professionalism, and experience and are members of accredited organisations such as National Association of Estate Agents (NAEA), Association of Residential Letting Agents (ARLA) and regulated by the Financial Standards Authority (FSA), all while running things our own way.

Bywater Herring specialises in both residential and commercial sales, with a strong local focus and a loyal customer base. Downsizing is a common trend right now, and the team have all experienced this meaning we can offer advice based on lived experience. Over at Blue Moon Mortgages, we provide expert mortgage advice to customers both near and far, often helping multiple generations of the same family, which is a real joy!

We are all landlords ourselves, so we understand what people need. It’s busy on the lettings side at the moment, and we love being part of that journey with our customers.

The personal touch runs through everything we do including our evening opening hours until 7pm as we understand it can often be difficult for people to get to us during typical working hours.

Alongside running the businesses, we enjoy supporting the local community and are members of I-Grow (Irthlingborough Events), an active local group involved in local projects and seasonal events, and we regularly take part in community activities happening across Irthlingborough.

There aren’t many independent businesses like ours around now and we are proud to be a values-led, community-focussed business on the High Street. It’s a brilliant team and we have worked hard to build a friendly, down-to-earth environment and we bring our dogs to work too!
