Lettings Plus scheme
Lettings Plus is a free scheme for landlords and letting agencies with properties and rooms to rent. The scheme provides a customised package of incentives designed to minimise the risk to you as a landlord. We work with a variety of prospective tenants who have a range of housing needs, some of our customers are in employment, some are unable to work due to disability and illness, but the council works closely with all customers to assess and ensure the affordability of privately renting as a housing solution.
Incentives
We can offer a range of incentives to landlords (these will be agreed with each landlord depending on the type of property and tenancy available) so that residents can privately rent homes, including:
- Financial assistance - with the option of Universal Credit top up and financial guarantees
- Payment of first month’s rent and deposit for each tenant
- Four month rent guarantee
- Single point of contact and a dedicated team
- Access to a landlord forum and events - the opportunity to network with other landlords
- Regular tenancy reviews
What we expect from you
- A well-maintained property
- Adherence to property fire regulations
- Adherence to licensing requirements (if appropriate)
- Up to date EICR, EPC and Gas Safety certificates
- Continued maintenance of property
- Agreement to necessary address checks
We do not become involved in the legal landlord and tenant agreement which would remain an agreement between both parties as per their Tenancy Agreement.
Accommodation For Ex-Offenders (AFEO) Scheme
Part of our Lettings Plus package is dedicated specifically to individuals who have served a custodial sentence. People leaving prisons represent the largest group at risk of rough sleeping, therefore, supporting people into stable accommodation from their first night is critical to reducing homelessness.
Our AFEO scheme is important for our community, and we are looking for pro-social landlords who can assist this client group. In addition to the Lettings Plus incentive package (as above), this scheme has additional benefits for landlords and tenants.
Incentives

- Access to a dedicated AFEO Team
- Specialist AFEO Officers to provide tenancy support to help tenants sustain their tenancy
- Optional property inventory
- Quarterly property inspections
