Repair responsibility
Before reporting a repair, make sure it isn't caused by something that's your responsibility. If a toilet is blocked, make sure toys or nappies haven't been placed in the toilet as you will be charged for the repair.
If you have an issue with your electricity or heating - make sure you have credit on your meter.
Our responsibility
As your landlord, we are responsible for repairing the structure and exterior of your home, as well as any fixtures and fittings that you do not own.
We will repair and maintain the items which supply your heating, water, gas and electricity (excluding meters).
We're also responsible for repairs to communal areas such as entrances, hallways, stairwells and lifts.
Your responsibility
Report all repairs to us as soon as possible so that we can maintain your home. Failure to report an issue means the problem can get worse and cause more damage.
If this happens you may be recharged for any damage caused by not reporting essential repairs
As a tenant, you are responsible for carrying out the following repairs and maintenance to your home:
- internal doors and door fittings or furniture
- lost or stolen door keys, door knockers and doorbells
- fencing or garden walls that were not there when we let the property to you
- broken or cracked glass in windows and doors
- internal decoration including small plaster repairs
- removing blockages from sinks, baths and toilets
- replacing toilet seats, curtain rails, pelmets and shelves
- installing tv aerials, telephone and broadband connections
- any heating appliance you have installed
- fittings you installed that could be taken with you when you leave
- taking off or adjusting doors to allow for floor coverings
- consumables such as light bulbs, pull cords, sink, and bath plugs
- cleaning and testing of smoke detectors and extractor fans
- replacing clothes lines
Make sure you ring our Asbestos team on 01536 807083 before carrying out any intrusive works (particularly to walls, floors and ceilings).
Home owner
You are responsible for all repairs once a sale is complete.
Leaseholder
As a leaseholder, you are responsible for repairs inside your home.
We are responsible for communal areas in blocks of flats sold under lease.
We will also consult you about any major improvements to blocks of flats such as:
- roof replacements
- new windows
- new doors
- stairwell refurbishments
