Repairs and alterations to leasehold properties
We are responsible for the upkeep, maintenance, repair and improvement of the structure of the building, but not your front door or what lies behind it.
Our duties as landlord are to:
- keep the structure and exterior of the building in good repair, including drains, external pipes, foundations, lofts, and roofs
- keep services to the block such as gas and electricity in good working order
- maintain and repair all communal parts of the building
Making alterations or improvements
You need permission to make alterations or improvements to your leasehold property including:
- carrying out any alteration that affects or extends the structure of the building
- changing the way any of the external areas are used
- altering the layout of the property
- knocking through internal walls
You also need permission if you want to change any part of the property that we are normally responsible for (e.g. doors and windows).
Accessing to our Neighbourhood Services team
As a leaseholder, you will still have access to our Estate Management service and Neighbourhood Management team.
Your Neighbourhood Manager is still responsible for responding to any concerns about other council tenants or council-owned blocks and areas.
Consultation you for works or changes
We will consult you if:
- we intend to carry out major repair works to your property or block
- we change any of the communal services and the cost to any individual leaseholder will exceed £250
- any proposed service contracts are implemented (that will be in place for more than one year and the cost to the leaseholder will exceed £100
Repairs
As a leaseholder, you take over nearly all day-to-day repair responsibilities for inside your home.
We are responsible for:
- external walls and the roof
- window frames, locks, and mechanisms (not including lost window keys, cracked or broken glazing)
- entrance door and outhouse storage doors (not including internal doors or lost keys)
- communal areas
- pipework running through the building serving all flats and any communal heating
