Repair responsibility

Before reporting a repair, make sure it isn't caused by something that's your responsibility. If a toilet is blocked, make sure toys or nappies haven't been placed in the toilet as you will be charged for the repair.

If you have an issue with your electricity or heating - make sure you have credit on your meter.

Responsibilities

As your landlord, we're obliged to repair the structure and exterior of your home. We will repair and maintain the items which supply your heating, water, gas, and electricity (excluding meters).

We also carry out repairs to communal areas such as entrances, hallways, stairwells and lifts.

Your responsibilities:

  • internal doors and door fittings or furniture
  • lost or stolen door keys, door knockers, doorbells
  • fencing
  • broken or cracked glass in windows and doors
  • internal decoration including small plaster repairs
  • removing blockages from sinks, baths and toilets caused by tenants
  • toilet seats, curtain rails, pelmets and shelves
  • tv aerials and sockets
  • any heating appliance you have installed
  • fittings you installed that could be taken with you when you leave
  • taking off or adjusting doors to allow for floor coverings
  • consumables such as light bulbs, pull cords, sink and bath plugs
  • cleaning and testing of smoke detectors and extractor fans
  • replacing clothes lines

Home owner

You are responsible for all repairs once a sale is complete.

Leaseholder

We are not responsible for repairs inside your home. We are responsible for communal areas in blocks of flats sold under lease.

We will also consult you about any major improvements to blocks of flats such as:

  • roof replacements
  • new windows
  • new doors
