Planning fees and charges
The Government has made changes to planning application fees, which take effect on 6 December 2023.
Key changes from 6 December include:
- increasing planning application fees by 35% for applications for major development and 25% for all other applications
- fees can increase by up to 10% every year, in line with costs, from April 2025
- reduce the Planning Guarantee for non-major planning applications from 26 to 16 weeks
- removing the fee exemption for repeat applications (free-go) - applicants can still benefit from a free-go if their application was withdrawn or refused in the 12 months before (if all other conditions for the free-go are met)
The Planning Portal includes a fee calculator and a guide that covers fees for
- alterations or extension to two or more dwelling-houses
- new dwelling-houses
- erection of buildings (not houses), glass-houses or plant machinery
- lawful development certificates
- prior approval and reserved matters
- variations of conditions including a list of exemption and concessions
