Small land purchases

In certain circumstances, land we own across North Northamptonshire can be purchased by a neighbouring land or property owner.

These parcels of land are usually small and can be used for a variety of uses including gardens, car parking space or to extend a property.

We do not sell land to tenants of neighbouring land or property.

Process

This process is likely to take 4 to 6 months.

Assessments

We will make an initial look at your application and you'll then pay a fee so that we can carry out a full assessment and see if the sale is possible.

This does not guarantee that the land will be sold to you

We will consult with neighbours and other parties. A decision is usually made within 28 days

Survey

A surveyor will contact you and arrange to:

  • inspect the land
  • take photographs and measurements

They will use this information to instruct a valuer

Planning consent

The agreement to purchase is subject to planning consent which you will also need to pay for.

This will cover any proposed change of use and development of the land if needed.

If you successfully obtain planning consent, you will need to contribute towards our legal fees

Valuation and agreement

Subject to the payment of a fee, we will obtain a valuation of the land and share this information with you

If you accept the valuation, we will sort out the legal paperwork with our Legal team and once all payments have been made, we will instruct the team to document the sale of the land

Apply

You can apply online:

  • you must own the property directly adjacent to the land
  • only freeholders or virtual freeholders (999-year lease) may apply

Applications must include:

  • a measured sketch plan showing the land and its relation to your property
  • details of proposed boundary treatment (e.g. fencing)
