Essential works to Wellingborough council buildings to be discussed

North Northamptonshire Council’s Executive will meet next week to discuss the refurbishment of several council buildings in the heart of Wellingborough.
Councillors will be asked to approve the procurement of works to undertake vital refurbishment works on the following buildings:
- Swanspool House and Annex
- Croyland Hall
- Croyland Abbey
The project will see the buildings upgraded to modern standards, ensuring they are safe, compliant and fit for purpose for both staff and residents. Works are expected to include improvements to mechanical and electrical systems, accessibility, heating, lighting, and repairs to roofs, windows and external features.
Once completed, the refurbished buildings will accommodate a range of council teams and partner services, including Northamptonshire Children’s Trust, helping bring staff together into more efficient and effective working environments.
Croyland Hall and Abbey are both Grade 2 listed and currently underutilised or vacant. They will be brought back into active use, while Swanspool House - an historic building dating back to 1759 - will see essential maintenance work to ensure it remains fit for future office use. It is anticipated that Swanspool House will mainly be used by staff from Northamptonshire Children’s Trust who require office space in or near Wellingborough.
The refurbishment programme also aims to reduce long-term maintenance costs, improve energy efficiency, and minimise the risk of vandalism and anti-social behaviour associated with vacant buildings.
This is a significant investment in some of Wellingborough’s most important buildings, ensuring they remain fit for purpose for many years to come. By bringing these historic properties back into full use, we are not only preserving key parts of our local heritage, but also creating modern, efficient spaces that support the delivery of vital services to residents across North Northamptonshire.
This approach helps us make the best use of our assets, reduce costs associated with leasing external buildings, and provide suitable facilities for staff and partners.

These are well loved buildings and hold key positions within Wellingborough town centre. These works, alongside other regeneration projects we have in the town, show that we are determined to improve the town in the months and years ahead - helping it grow into a more vibrant place.
If the report is approved, the council will undertake further detailed surveys, secure the appropriate planning/listed building approvals and appoint contractors to complete the necessary works. It is anticipated that works will take place from spring 2027.
