Five-year action plan to manage, maintain and invest in social housing across North Northamptonshire

A detailed plan of how North Northamptonshire Council will manage, maintain and invest in its 8,000 homes, largely across Corby and Kettering, will be considered by Executive Members next week.
The council is legally obliged to make sure all properties are in good condition, safe and compliant, efficient to run, meet modern tenant expectations and are sustainable in the long term.
To establish accurate information about the condition of the council housing stock, the council appointed more social housing stock condition surveyors last year and to date more than 90% of the houses now have an in-date survey.
Stock Condition Surveys will continue to be carried out on a rolling five-year programme with approximately 1,600 properties surveyed annually. This will ensure that every property will have a valid stock condition survey which is less than five years old.
Data from these surveys is used to plan ahead for kitchens, bathrooms, windows, doors, roofs or other component replacements in each property over the next five years.
At next weeks Executive Meeting members will consider the approval of a five-year plan which outlines assurance that homes will meet required standards now and in the future and are in good condition. The plan was informed by The Tenant Assurance Group and all tenants due to have work carried out each year will be sent a letter outlining planned improvements to the properties where they live.

This strategy represents a significant step forward in how we manage and invest in our housing assets. It is rooted in our wider housing priorities to build new homes across all tenures and improve the quality of our existing homes so that residents can live in properties that are safe, energy-efficient and fit for the future.
The main aims are to:
- maintain and improve existing homes to a high standard.
- ensure that all homes meet the Decent Homes Standard and the Council’s Lettable Standard.
- balance responsive repairs with planned and capital investment.
- improve energy efficiency and reduce carbon impact.
- deliver value for money and cost-effective services.
- ensure compliance with building safety and future regulatory requirements.
- support strong, sustainable, and thriving neighbourhoods.
