Meaning of Article 4 Direction
Permitted development rights allow certain types of building work or changes of use without the need for planning permission.
An Article 4 Direction allows a local planning authority to withdraw certain permitted development rights, so that planning permission is required.
Houses in Multiple Occupation
On 24 April 2023 North Northamptonshire Council made a non-immediate Article 4 Direction covering parts of Kingswood, Corby. The Direction, which was confirmed by the Council on 22 December 2023, withdraws the permitted development right to convert houses (planning use class C3) to houses in multiple occupation (planning use class C4), meaning that this type of development will require planning permission from 24 April 2024, which is the date the Direction comes into force.
How it affects you
If you live in or own a residential property within the area covered by the Direction, then from 24 April 2024 you would need to gain planning permission from the Council to convert a family house into a shared house or a house in multiple occupation.
Any house that was already in multiple occupation use before the relevant effective date can continue to be used as a shared house.
